Conditions often follow reserved matters approval on outline schemes. Details approved through discharge, such as materials and levels, feed into the construction drawings and building regulations drawings. For the wider strategy, see planning applications for property developers.

Our discharge of planning conditions services prepare and submit the details a council needs before it can sign off the conditions attached to your planning permission. Some conditions must be discharged before any work begins, others before occupation or before a specific stage. Missing one can delay your start, and starting in breach of a pre-commencement condition can expose the development to enforcement. We track every condition and submit complete, well-organised applications.

Rendered elevations show how the proposed bricks, cladding, roofing and windows will look together, which helps officers assess materials conditions quickly.
Complete submissions, grouped by trigger point, avoid the back and forth of incomplete details and keep pre-commencement conditions off your critical path.
ArchEvolve discharges conditions for developers across the UK, working remotely over Teams, with site visits when a condition needs checks on site.
Alex Page manages every submission personally, from the first read of the decision notice to the final sign-off, with no handoffs.
We review the decision notice, build a condition tracker, coordinate consultant reports, produce the drawings and schedules each condition needs, submit the applications and handle officer queries until every condition is signed off.
A pre-commencement condition requires details to be approved before any development starts. In England, councils need the applicant’s written agreement before imposing one. Typical examples cover drainage, contamination, construction management and ecology.
Councils in England should normally decide an application to discharge conditions within eight weeks, although complex details or slow consultee responses can extend that. Submitting early and completely is the best way to protect your start date.
Starting work in breach of a pre-commencement condition can expose the development to enforcement action and, in some cases, call the validity of the permission into question. It can also cause problems with funding, warranties and a future sale.
Often, yes, where the wording of the permission allows. Phased discharge lets work start on one part of a site while details for later phases are still being prepared. We plan submissions around your construction programme.
Small changes may be made through a non-material amendment, and larger ones through an application to vary or remove a condition. We advise which route fits before any discharged details are affected, so approvals stay aligned.
Yes. Many developers come to us after approval. We model the approved drawings in Revit, so condition details and later construction drawings all come from one coordinated source.
Where mandatory biodiversity net gain applies in England, a biodiversity gain plan must be approved by the council before development begins. We coordinate this with your ecologist alongside the other pre-commencement conditions.
