A masterplan often supports an outline planning application, followed by reserved matters applications for each phase. Each phase is then worked up through residential development design. Smaller sites rarely need a masterplan, and our new build housing schemes service covers those.

Residential masterplanning services set the long-term framework for a larger housing site before individual homes are designed. A masterplan fixes the main movement routes, development blocks, open space, landscape and drainage corridors, density zones and phasing, and often a design code that later phases must follow. It gives the council confidence that a large site will become a coherent place, and gives you a clear structure for building out or selling parcels over time.

Enscape views from streets and open spaces help consultation events, officers and committees understand a large scheme far better than a coloured plan can.
Density, block layouts and heights are adjusted in the model with capacity figures updated alongside, so framework options are compared without starting again.
We work from the local plan, any site allocation policy and any adopted design code, so the masterplan answers what the council has already asked for.
Alex Page leads the masterplan and stays involved as phases come forward, so the original intent is not lost between outline and reserved matters.
A masterplan is worth preparing for larger sites built in phases, sites allocated in a local plan, land with several owners or any scheme where the council expects a comprehensive approach. Small infill and single-phase sites usually go straight to detailed layout design instead.
A design code is a set of illustrated rules for how a site should be developed, covering street types, building heights, frontages, materials and parking. National planning policy in England encourages design codes, and government has published a National Model Design Code as guidance for preparing them.
No. A masterplan is a design framework, while an outline application is a formal request for planning permission in principle. A masterplan often supports an outline application through parameter plans. See our outline planning application services.
The masterplan sets the order in which parcels, roads, drainage and open space are delivered. Councils often tie infrastructure to phases through conditions or a legal agreement, and each phase then comes forward through reserved matters applications.
Typically a planning consultant, transport and highways engineers, a drainage engineer, an ecologist, a landscape specialist, an arboriculturist and sometimes heritage and noise consultants. We coordinate their findings into the framework so the layout responds to real constraints.
Open space requirements are set by each council, usually through local plan policy or supporting guidance, and often depend on the number of homes and expected residents. We confirm the standard for your site and plan open space as part of the structure, not as leftover land.
Yes. Councils expect developers of larger schemes to engage with the local community before submitting. We prepare plans and Enscape visuals for exhibitions and online consultation, and adjust the framework in response to feedback where it improves the scheme.
Yes. At Land East of MG we carried out site analysis, policy review and concept layouts exploring density, massing and access, with informal discussions with the planning authority. See our developments portfolio and feasibility work.
