West Sussex Planning: Where Projects Go Wrong

Planning rules vary across Arun, Adur, Horsham, Chichester, Mid Sussex, and Worthing Borough. Getting the design wrong at the start costs money and delays your project. These are the problems ArchEvolve solves every day.

A Different Standard of Architectural Design in West Sussex

Most practices in West Sussex still work in 2D CAD. ArchEvolve designs in Revit and renders in Enscape, so you see your completed project before planning is submitted.
3D Visualisations Included

Every project is modelled in Revit and rendered in Enscape. You see accurate light, materials, and spatial quality before a planning application is submitted.

Faster Planning Submissions

Drawings produced in a coordinated 3D environment are more complete and less prone to officer queries, which keeps West Sussex planning timelines on track.

Local Planning Knowledge

ArchEvolve has submitted applications across all West Sussex local planning authorities. That track record means your submission is prepared for the specific council from day one.

End-to-End Service

From feasibility through to construction drawings, one chartered professional manages every stage. No handoffs, no junior staff taking over mid-project.

How an ArchEvolve Project Works

Every project follows a clear, stage-by-stage process aligned with the RIBA Plan of Work framework.

Frequently Asked Questions

What is an architectural technologist?
An architectural technologist is a design professional accredited by the Chartered Institute of Architectural Technologists (CIAT). Alex Page, who leads ArchEvolve, holds MCIAT status, the full chartered grade of CIAT. MCIAT practitioners are qualified to prepare planning applications, produce Building Regulations packages, and deliver construction drawings for residential and commercial projects. The key difference from an ARB-registered architect is the accrediting body, not the scope of work for most residential and commercial project types.
ArchEvolve provides the full range of residential and commercial architectural design services across West Sussex, including extensions, loft conversions, garage conversions, flat conversions, barn conversions, new build housing schemes, commercial conversions, and change-of-use applications. Planning application, Building Regulations, and construction drawing stages are all handled in-house.
Fees are agreed and confirmed in writing before any work begins. ArchEvolve uses fixed-scope engagements wherever possible so the cost of each stage is known upfront. A free initial consultation is offered to all new clients across West Sussex, at which a fee indication is provided based on the project scope.
West Sussex local authorities are required to determine householder applications within 8 weeks and larger applications within 13 weeks of validation. Well-prepared applications submitted with complete documentation are validated faster and attract fewer officer queries. ArchEvolve’s record of over 350 planning approvals reflects the submission quality that goes into every application.

Yes. ArchEvolve has experience across conservation areas throughout West Sussex. Applications within conservation areas require additional design justification and a design and access statement that demonstrates the proposal preserves or enhances the character of the area. This is prepared in-house as part of the standard planning application package.

Yes. 3D modelling in Revit and photorealistic rendering in Enscape are included as standard on all ArchEvolve projects. Renders are provided at concept design stage, before the planning application is submitted, so design decisions are made on accurate visual information.
