Our services
Reserved matters follow outline planning approval, and the detailed design draws on our residential development design service. Once approved, remaining conditions are handled through discharge of planning conditions, and our 3D visualisations support early marketing.

Our reserved matters application services provide the detailed design that follows an outline planning permission. The application covers whichever of access, appearance, landscaping, layout and scale were held back at outline stage, and it must comply with the outline consent, its parameter plans and its conditions. Time limits apply, so a clear programme matters: in England the default is three years from outline approval to apply for reserved matters.

Enscape street scenes and aerial views show officers and committee members how the detailed scheme will look, and give you marketing images early.
The detailed design is checked against the outline parameter plans and conditions before submission, reducing the risk of a scheme that departs from the consent.
ArchEvolve prepares reserved matters applications for developers across the UK, working remotely over Teams, with site visits when the site needs them.
Alex Page carries the scheme from reserved matters into condition discharge and technical design personally, with no handoffs between stages.
We review the outline consent, model the detailed layout and house types in 3D, prepare plans, elevations, street scenes and landscaping proposals, submit the application and deal with officer comments through to approval.
Access, appearance, landscaping, layout and scale. An outline permission may reserve all five or only some of them, and the reserved matters application must deal with whichever were held back at outline stage.
In England, the default is that reserved matters must be applied for within three years of outline permission, and development must start within two years of the last approval. Councils can set different limits, so we check your decision notice.
Yes, on many larger sites. Reserved matters can often be submitted phase by phase where the outline consent allows, which lets the first phase start on site while later phases are still being designed.
Usually, yes, provided it stays within the approved parameters and conditions. An illustrative layout shows one possible option. Significant departures from parameter plans may need a separate application to vary the outline consent first.
It depends on the council and the scale of the scheme. Many expect a statement showing how the detailed design follows the principles set at outline stage. Our design and access statement service covers this.
Conditions on the outline and reserved matters approvals must be discharged at the right time, often before work starts. Our discharge of planning conditions service manages this so construction is not held up.
Yes. Many developers buy land with outline consent already in place. We model the consent’s parameters in Revit and design the reserved matters scheme from there, looking for layout efficiencies within the same limits.
