Planning Application Services

Drawings, Documents and Submission Handled For You. Sussex, Surrey and UK-Wide.

Why Clients Trust ArchEvolve With Their Planning Applications

Most refusals and delays come from weak drawings, missing documents or a scheme that ignores local policy. ArchEvolve is MCIAT-chartered, models every scheme in Revit and prepares the full application so the council receives a complete, policy-led submission first time.

Planning Applications and Related Services

Every application starts with clear planning drawings and, where needed, a design and access statement. If you are unsure whether you need consent at all, our permitted development service checks first. Developers should see our planning applications for property developers.

Planning Applications: Getting It Right First Time

A planning application is judged on the drawings, the supporting documents and how well the scheme answers the local plan. Councils will not start the clock until an application is valid, so a missing location plan or an unclear elevation can cost weeks before an officer even looks at it. We prepare the drawings, assemble the documents, submit through the Planning Portal and deal with officer queries until a decision is issued.

A Different Standard of Planning Application in Sussex, Surrey and Beyond

Most practices still produce planning drawings in 2D CAD. ArchEvolve models every scheme in Revit and renders it in Enscape, so you see the finished design before submission and officers receive clear, consistent drawings.
3D Visualisations Included

Every application is modelled in Revit and rendered in Enscape, so you can see the design clearly before anything is submitted to the council.

Faster Validation

Drawings and documents are checked against your council's validation list before submission, which avoids the delays of an invalid application.

Local Planning Knowledge

ArchEvolve submits applications to planning authorities across West Sussex, East Sussex and Surrey, and works with developers nationwide.

End-to-End Service

Alex Page manages your application personally from first consultation to decision notice. No handoffs and no junior staff working on your scheme.

Planning Applications Across Sussex, Surrey and the UK

ArchEvolve prepares planning applications for homeowners throughout West Sussex, East Sussex and Surrey, and for property developers anywhere in the UK, working remotely over Teams.

Once an application is validated, councils aim to decide householder and minor applications within 8 weeks and major applications within 13 weeks. Validation itself can take one to three weeks, so a complete submission is the best way to keep the timeline short.

Most applications need a location plan, a block or site plan, existing and proposed floor plans and existing and proposed elevations. Sections and street scenes are often added for larger schemes. ArchEvolve prepares the full set to your council’s requirements.

A design and access statement is required for major development and for some proposals in conservation areas, and many councils welcome one for smaller schemes too. See our design and access statement service for details.

Yes. Many extensions and alterations fall under permitted development, which means no full application is needed. We check your property and proposal first, and our permitted development service covers the lawful development certificate route.

We review the reasons for refusal with you and advise whether a revised application or an appeal is the better route. Most refusals can be addressed by amending the design to respond directly to the officer’s concerns.

For sensitive sites, larger schemes or anything in a conservation area, pre-application advice from the council can reduce the risk of refusal. Our pre-application advice service prepares and manages the request for you.

The service covers the initial consultation, policy review, 3D concept design with Enscape visuals, the full set of planning drawings, supporting documents, submission through the Planning Portal and liaison with the case officer through to decision.

ArchEvolve covers West Sussex, East Sussex and Surrey for homeowners, including Worthing, Horsham, Chichester, Crawley, Guildford and Brighton. For property developers, we prepare applications anywhere in the UK and work remotely over Teams.
