Before applying, a development site appraisal or housing development feasibility study tests what the land can take. After approval, the detail follows through reserved matters applications. For choosing between outline, full and hybrid routes, see planning applications for property developers.

Our outline planning application services secure permission in principle for development on your land while leaving the detailed design for later. In England, an outline application can reserve some or all of five matters: access, appearance, landscaping, layout and scale. Approval establishes that the use and amount of development are acceptable, which can support a land sale or funding before full design costs are committed.

Enscape views of the illustrative scheme help councils, landowners and buyers understand what the outline consent could deliver on the land.
Plans, statements and reports are checked against your council's local validation list, so the outline application is registered without avoidable delay.
ArchEvolve prepares outline applications for landowners and developers anywhere in the UK, working remotely over Teams with site visits when helpful.
Alex Page leads your outline application personally and can carry the same model forward into reserved matters and technical design.
It asks whether development is acceptable in principle, with some or all details reserved for later approval. It suits landowners and developers who want certainty on use and quantity before investing in detailed design.
A site and policy review, capacity testing in 3D, parameter plans, an illustrative layout, the design and access statement, coordination of specialist reports, submission and liaison with officers and consultees through to decision.
Reserved matters are the details left out of an outline application: access, appearance, landscaping, layout and scale. They are approved later through reserved matters applications, which must stay within the outline consent.
By default in England, reserved matters must be applied for within three years of outline approval, and development must begin within two years of the final reserved matters approval. Councils can set different time limits by condition.
Outline consent shows a buyer that the principle of development is settled, which usually makes land easier to sell or fund. The clarity of the parameters matters too, because buyers value consents that are realistic to build within.
Yes, though fewer than a full application. A location plan is always needed and, even with access reserved, the application must indicate where access points will be. Parameter plans and an illustrative layout are usually expected for housing.
Outline suits land sales, uncertain markets and sites where the principle is the main risk. Full planning suits developers ready to build a fixed design. Our page on planning applications for property developers compares the routes, including hybrid applications.
Yes, we work with developers across the UK remotely. Scotland and Northern Ireland have their own planning systems and terminology, so we confirm the correct route and requirements for each site at the start.
