Our planning application services for property developers start with strategy: choosing between full, outline and hybrid applications, sizing the scheme to policy and viability, and planning for obligations before they hit your margins. Major applications in England, generally 10 or more homes or sites of 0.5 hectares or more, bring statutory consultees, longer determination periods, section 106 agreements and often a committee decision. We plan for each of these from day one.

Enscape views and street scenes help officers, committee members and investors understand the scheme, and double as early marketing images.
Major application requirements are mapped at the start, so drawings, statements and consultant reports are complete when the application is submitted.
ArchEvolve works with property developers anywhere in the UK, delivered remotely over Teams, with site visits arranged when the site requires them.
Alex Page leads your scheme personally from appraisal through planning, condition discharge and technical design, with no handoffs to junior staff.
Planning strategy, capacity testing in 3D, pre-application engagement, consultant coordination, drawings, the design and access statement, submission, negotiation of conditions and obligations, and support through committee. Condition discharge and technical design can follow.
Full permission suits a fixed scheme you intend to build. Outline establishes the principle with details reserved, suiting land sales or uncertain markets. Hybrid combines both, for example full detail on phase one and outline for later phases. See outline planning applications.
In England, residential schemes of 10 or more homes, or sites of 0.5 hectares or more, are major development. Majors have a 13 week determination target, need more supporting documents and are more likely to involve a section 106 agreement.
A section 106 agreement secures site-specific obligations, such as affordable housing or local infrastructure. The Community Infrastructure Levy is a fixed charge per square metre, collected only by councils that have adopted it. Both affect viability, so we consider them early.
Mandatory biodiversity net gain applies to most new development in England, with some exemptions. Involving an ecologist at concept stage avoids redesigns, and the biodiversity gain plan is then approved through discharge of planning conditions.
That depends on the council’s scheme of delegation. Larger or contentious schemes, departures from the local plan and applications with many objections are more likely to go to committee. We prepare clear visuals and a strong policy case either way.
Yes. We work with developers nationwide, remotely over Teams, with site visits optional. Scotland and Northern Ireland run separate planning systems, so we confirm the correct process for each site. See our developments portfolio for recent work.
Yes. Some changes of use and upward extensions can proceed through prior approval rather than full planning, subject to strict criteria. Our office to residential conversion service covers one of the most common routes.
