Residential Masterplanning Services

Framework Layouts, Phasing and Design Codes for Larger Sites. Nationwide.

Why Developers Trust ArchEvolve With Residential Masterplanning

A masterplan sets the rules for years of development, so mistakes in movement, open space or phasing are expensive to undo. ArchEvolve is MCIAT-chartered and builds the framework as a 3D model, so density, levels and views are tested before any parameters are fixed.

Our services

From Masterplan to Detailed Design

A masterplan often supports an outline planning application, followed by reserved matters applications for each phase. Each phase is then worked up through residential development design. Smaller sites rarely need a masterplan, and our new build housing schemes service covers those.

Residential Masterplanning Services for Larger Housing Sites

Residential masterplanning services set the long-term framework for a larger housing site before individual homes are designed. A masterplan fixes the main movement routes, development blocks, open space, landscape and drainage corridors, density zones and phasing, and often a design code that later phases must follow. It gives the council confidence that a large site will become a coherent place, and gives you a clear structure for building out or selling parcels over time.

How ArchEvolve solves them

How an ArchEvolve Project Works

Residential masterplanning follows seven stages, moving from understanding the land to a framework the council can approve and future phases can follow.
Website-Process-Diagram-21
Baseline Analysis
We gather topography, ecology, drainage, heritage, highways and landscape information from your consultant team and map every constraint in the 3D model.

Vision and Brief
We agree the vision, target capacity, tenure mix and delivery strategy with you before any discussions with the council or the community.

Framework Options
We test alternative structures for streets, blocks and open space, comparing capacity, phasing logic and how each option sits in the landscape.

Parameter Plans
We fix land use, building heights, density, access and green infrastructure in parameter plans that can form part of an outline application.

Phasing Strategy
We set out the order of delivery so each phase works on its own, with roads, drainage and open space arriving alongside the homes.

Design Code
We prepare a design code or design guidance for each character area, covering street types, building lines, heights, materials and parking.

Phase Handover
We carry the masterplan into detailed design for each phase, keeping reserved matters consistent with what was approved at outline stage.

A Masterplan You Can Walk Through Before It Is Built

Most masterplans are flat colour plans that hide how heights, levels and spaces will actually feel. ArchEvolve models the framework in Revit and renders it in Enscape, so you, the council and the community can see the place at eye level.
Eye-Level Visuals

Enscape views from streets and open spaces help consultation events, officers and committees understand a large scheme far better than a coloured plan can.

Quicker Option Testing

Density, block layouts and heights are adjusted in the model with capacity figures updated alongside, so framework options are compared without starting again.

Policy-Led Frameworks

We work from the local plan, any site allocation policy and any adopted design code, so the masterplan answers what the council has already asked for.

Continuity Across Phases

Alex Page leads the masterplan and stays involved as phases come forward, so the original intent is not lost between outline and reserved matters.

Residential Masterplanning Across the UK

ArchEvolve prepares residential masterplans for developers and landowners anywhere in the UK, working remotely over Teams alongside your planning and engineering consultants.

A masterplan is worth preparing for larger sites built in phases, sites allocated in a local plan, land with several owners or any scheme where the council expects a comprehensive approach. Small infill and single-phase sites usually go straight to detailed layout design instead.

A design code is a set of illustrated rules for how a site should be developed, covering street types, building heights, frontages, materials and parking. National planning policy in England encourages design codes, and government has published a National Model Design Code as guidance for preparing them.

No. A masterplan is a design framework, while an outline application is a formal request for planning permission in principle. A masterplan often supports an outline application through parameter plans. See our outline planning application services.

The masterplan sets the order in which parcels, roads, drainage and open space are delivered. Councils often tie infrastructure to phases through conditions or a legal agreement, and each phase then comes forward through reserved matters applications.

Typically a planning consultant, transport and highways engineers, a drainage engineer, an ecologist, a landscape specialist, an arboriculturist and sometimes heritage and noise consultants. We coordinate their findings into the framework so the layout responds to real constraints.

Open space requirements are set by each council, usually through local plan policy or supporting guidance, and often depend on the number of homes and expected residents. We confirm the standard for your site and plan open space as part of the structure, not as leftover land.

Yes. Councils expect developers of larger schemes to engage with the local community before submitting. We prepare plans and Enscape visuals for exhibitions and online consultation, and adjust the framework in response to feedback where it improves the scheme.

Yes. At Land East of MG we carried out site analysis, policy review and concept layouts exploring density, massing and access, with informal discussions with the planning authority. See our developments portfolio and feasibility work.
