Our services
Smaller shared houses are covered by our HMO design service, and taller blocks follow our block of flats design approach. Converting an existing office? See office to residential conversion. To test capacity first, start with a housing development feasibility study.

Our student accommodation design services cover purpose-built student accommodation (PBSA), conversions of existing buildings into student use and larger student HMOs. Every scheme balances the same pressures: enough bedrooms to make the numbers work, rooms students will choose to rent, shared kitchens and amenity space that stay usable, and a building an operator can manage, clean and secure without high running costs. We design the room module first, then build the scheme around it.

Every student scheme is modelled in Revit and rendered in Enscape, giving you room and amenity images to test layouts and support funding or letting discussions.
Drawings and documents are checked against the council's validation list and student housing policy before submission, avoiding delays from an incomplete application.
ArchEvolve works remotely with councils across the UK, reviewing local policy on student housing, HMO concentrations and Article 4 directions for your site.
Alex Page designs your student accommodation scheme personally, from the first room module to construction drawings, with no handoffs to junior staff.
The service covers the brief and operating model, room module design, capacity testing on your site or building, amenity and management planning, planning drawings and submission, Building Regulations drawings and a construction package. You can appoint us for the full process or for a single stage, such as capacity testing.
It depends on the type. In England, shared houses for three to six unrelated people usually fall within Use Class C4, and larger HMOs are sui generis. Purpose-built student accommodation is commonly treated as sui generis, although councils take different views, so we confirm the position with each authority. Our HMO design service covers shared houses.
A cluster flat groups several en-suite bedrooms around a shared kitchen and living space, which usually gives more beds per floor and a more social layout. A studio has its own kitchenette, so it lets at a higher rent but uses more space per bed. Many schemes mix both, and we test the balance in 3D.
The Nationally Described Space Standard is written for self-contained homes, so it is not usually applied to cluster bedrooms. Councils often set expectations in local guidance instead, and student houses that need an HMO licence must meet minimum room sizes. We design rooms that meet the relevant local benchmark and are comfortable to live in.
Often, yes, if the floor plates suit the room module and there is enough daylight. The office to residential prior approval route creates ordinary homes, so a student scheme normally needs a full planning application. See our office to residential conversion service for the conversion detail.
Fire safety becomes more demanding as height increases. Taller student blocks can fall within the stricter regime introduced by the Building Safety Act 2022, which adds a fire statement at planning and approval by the Building Safety Regulator. We flag this early in capacity testing. Our block of flats design page explains more.
We plan a single controlled entrance, a management office with a view of it, parcel storage, cleaners’ stores, bin and cycle stores and clear routes for maintenance. Durable, repeatable finishes and sensible riser positions reduce running costs. Where an operator has its own brief, we design to it from the start.
No. ArchEvolve designs student schemes of different sizes, from conversions of existing buildings and larger student HMOs to purpose-built blocks. The process scales: we always start by fixing the room module and testing capacity, so you understand bed numbers before paying for full planning drawings.
